DAVID RHYS & CO. TENANTS FEES

 

Set Up Fees

First month’s rent (in advance) & Security Deposit (one and a half month’s rent)

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

£140.00 (including VAT) per tenant and £200.00 (including VAT) for two tenants.

 

Additional Tenant Fee

Processing the application, associated paperwork and referencing.

£60 (including VAT) per tenant.

 

Guarantor Fee

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

£60.00 (including VAT) per guarantor (if required).

 

Pet Deposit

To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.

Returnable additional Security Deposit of £500.

 

There are no fees for the following services:

Permitted Occupier- Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check in - Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.

Amendments - Contract negotiation. amending terms and updating your tenancy agreement during your tenancy

Check out - Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security

Future Landlord Reference- Collating information and preparing a reference for a future landlord or letting agent.

 

DAVID RHYS & CO. LANDLORDS FEES

 

Tenant Introduction Service

-Collect and remit initial months rent received

-Agree collection of any shortfall and payment method

-Provide tenant with method of payment

-Deduct any pre-tenancy invoices

-Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

14.4% of 6 months rental (including VAT)

 

Full Management

-Collect and remit the monthly rent received

-Pursue non-payment of rent and provide advice on rent arrears actions

-Deduct commission and other works

-Advise all relevant utility providers of changes

-Undertake two inspection visits per annum and notify landlord of the outcome

-Arrange routine repairs and instruct approved contractors (providing two quotes)

-Hold keys throughout the tenancy term

12% of monthly rent (including VAT)

 

There are no fees for the following services:

-Agree the market rent and find a tenant in accordance with the landlord guidelines;

-Provide guidance on compliance with statutory provisions and letting consents

-Market the property and advertise on relevant portals

-Carry out accompanied viewings (as appropriate)

-Advise on non-resident tax status and HMRC (if relevant)

-Complete all tenant, guarantor and permitted occupier referencing plus credit checks

-Contract negotiation and arranging the tenancy and agreement.

- Arranging the security deposit to be paid into a Government authorised scheme

-Accompanied check with a prepared Inventory and Schedule of Condition of the property

-Taking meter readings for utilities and services and informing the local authority for council tax purposes

-Arranging a pet deposit, if required

-Future amendments or renewals of Tenancy Agreement

-Attending the property to undertake an updated Schedule of Condition based on the original inventory

-Accompanied check out and negotiating the repayment of the security deposit(s)
